When Rolls Royce SMR chose Manchester for their new headquarters – returning to the city where Charles Rolls and Henry Royce first met in 1904 – they needed a partner who could deliver a space worthy of their £210 million government-backed mission to revolutionise nuclear energy. CubicWorks engineered a premium 10,000 sq ft headquarters fit-out on the 7th floor of 11 York Street, establishing the company as the flagship tenant in this brand-new Grade A building designed by AHR Architects.

This project presented unique complexities that would challenge most contractors
As the very first fit-out to commence within 11 York Street’s newly completed shell, our team had to navigate uncharted territory with the building’s state-of-the-art M&E systems. With no operational precedent to follow, we needed to seamlessly integrate new installations with recently completed building services while maintaining the exacting quality standards befitting a global nuclear technology leader. The timeline was unforgiving, and any misstep could delay Rolls Royce SMR’s critical expansion plans.

The project’s success contributed to 11 York Street achieving full occupancy within months of completion, and our work has since been recognised at the prestigious BCO Awards.
