Working for Town Centre Securities PLC, we delivered a series of floor-by-floor CAT A refurbishments while facilitating seamless tenant relocations between floors – all above one of the UK’s largest indoor shopping malls serving thousands of daily visitors. The project demanded innovative logistics coordination, working through combinations of out-of-hours, nights, weekends, and normal hours to ensure both the building’s high-profile tenants and the shopping center below could continue operations without disruption.

We delivered multiple comprehensive CAT A refurbishments across Town Centre House’s premium office floors, each tailored to support complex tenant choreography within this BREEAM Excellent rated building. Our scope included systematic strip-out and refurbishment of office spaces floor by floor, enabling strategic tenant moves between levels during lease transitions, comprehensive upgrade of common parts and circulation areas to enhance the building’s professional environment, complete M&E services replacement and upgrades coordinated with occupied areas above and below, and a complete building reception refurbishment executed entirely out of hours while maintaining 24/7 access for tenants and visitors.
Each phase was precisely planned to minimize disruption to existing tenants including Town Centre Securities’ head office, Gleeds, PureGym, and other high-profile occupiers, while managing the additional complexity of working above the Merrion Centre’s active retail environment.

Managing multiple simultaneous refurbishments in a heavily occupied building perched directly above one of Yorkshire’s busiest shopping destinations. The fundamental challenge was orchestrating tenant moves between floors while ensuring uninterrupted business operations for companies that couldn’t afford downtime in their prestigious Leeds city center headquarters. We needed to coordinate complex workflows around the Merrion Centre’s operating hours, delivery schedules, and public access requirements, manage noise, dust, and disruption restrictions due to the active shopping center below, sequence multiple floor refurbishments to enable strategic tenant relocations without overcrowding temporary spaces, and execute the reception refurbishment with zero impact on building access or tenant operations. Most critically, every aspect required precise timing coordination between multiple stakeholders in an environment where a single scheduling mistake could disrupt both premium office tenants and thousands of daily shopping center visitors.
