WHAT WE DELIVERED

We successfully delivered a complex, multi-phase fit-out for Her Majesty’s Courts and Tribunals Service (HMCTS) within the occupied Westgate building in Leeds. This project involved the delivery of multiple floors of functioning courtrooms, with each phase handed over on time.

Our work transformed the space into a heavily cellularised environment, complete with specific acoustic and M&E requirements. The successful completion of this project, while meeting the strict demands of multiple stakeholders, is a testament to our expertise in complex and demanding fit-out projects.

THE CHALLENGE

The project presented a significant number of challenges that demanded precise planning and expert execution.

First, we had to work within an occupied building, which meant we faced strict noise restrictions and had to coordinate our work to minimise disruption to existing tenants. The fit-out itself was extremely complex, with an extensive set of Employer’s Requirements (ERs) that demanded a heavily cellularised layout with very specific acoustic and M&E solutions.

The shallow ceiling voids and limited access to external routes for services made the M&E requirements particularly difficult to accommodate. We also had to manage the demands of multiple stakeholders, including HMCTS and the Ministry of Justice (MOJ), which required continuous updates and a detailed approval process. Finally, coordinating with numerous client-direct subcontractors added another layer of complexity, making strict adherence to the project program essential.

We also used our top-quality site management team who implemented a strict sign-off process, especially for acoustics, to guarantee that all requirements would be met before closing off walls and face some rigorous acoustic testing. This proactive approach and our extensive experience in problem-solving were crucial in successfully navigating the project’s specific demands, demonstrating our commitment to quality and our ability to adapt to any challenge.
